What should I know before buying a cabin in Pine or Strawberry?

The short answer: Look beyond the view and the floor plan. Confirm the property's water source, septic system, road access, utilities, insurance availability, drainage, slope and maintenance needs before deciding it is the right mountain home.

Mountain homes are different from Valley homes

A property that feels perfect during a showing can still have practical limitations. Some homes use septic and propane. Water service varies. Roads can be public, private, paved or unpaved. Snow, monsoon runoff and forest conditions also matter.

Seven questions to answer before buying

  1. How is the property supplied with water? Identify the provider, well or other system and verify availability and cost.
  2. What is the septic system's age and condition? Understand the system, inspection requirements and future replacement considerations.
  3. Who maintains the road? Confirm legal access, surface condition, grade and seasonal maintenance.
  4. Can the home be insured affordably? Discuss wildfire exposure and coverage early—not after the inspection period.
  5. Which utilities are available? Confirm electric service, propane, internet and cellular coverage.
  6. How does water move across the lot? Look for drainage paths, erosion and monsoon impacts.
  7. Does the property fit your intended use? Full-time living, weekends and rental plans can require different due diligence.
