What should I know before buying land in Pine or Strawberry?

The short answer: A beautiful lot is not necessarily an easy or affordable lot to build on. Verify legal access, zoning, slope, drainage, water, septic feasibility, utilities, setbacks and likely site-work costs before purchasing.

Evaluate the entire building equation

The purchase price is only one part of the budget. Clearing, grading, retaining, driveway construction, utility extensions, septic, water and foundation design may materially affect the total cost.

The eight questions to answer

  1. Is your intended use allowed by current zoning?
  2. Does the parcel have legal and practical access?
  3. How steep is the likely building envelope?
  4. How will the property obtain water?
  5. Is the lot suitable for the needed septic system?
  6. Where are electric and other utilities located?
  7. What setbacks, easements or restrictions affect the plan?
  8. What will grading, drainage and site preparation cost?

Talk to local professionals early

Before the inspection period expires, consult the appropriate county departments, utility providers, septic professionals, builders and engineers. Rules, costs and feasibility can vary by project and parcel.

Build versus buy

Building offers control and customization, but it usually requires more time, planning and contingency funds. Buying an existing home can provide clearer upfront costs and a faster path to enjoying the property.
